Every one of them tells you what has already happened. Decisions made weeks earlier, contracts exchanged before completion, sentiment formed before the data was recorded. You are not reading the market. You are reading its echo.
There are only two instruments that tell you where Dubai real estate is actually going before the physical market moves. The bond market. Credit spreads.
The Transmission Sequence · What Moves First
By the time the DLD is reporting what you are reading, the leading instruments have already moved. In one direction or the other.
The Sukuk market is the bond market instrument most directly connected to GCC real estate credit. It prices in real time. It reflects institutional assessment of credit risk, capital availability, and the cost of the money that underwrites development pipelines and acquisition financing. It does not wait for completions. It does not get distorted by Eid breaks or seasonal factors. It moves when the smart money moves.
SPSK, the primary Sukuk ETF, was at the time of writing trading below its 20-day, 50-day, and 200-day moving averages simultaneously. That is not a recovery signal. That is a market telling you that institutional capital has not yet reached the conclusion the wider community has already announced.
Credit spreads are telling the same story. Globally, spreads tightened after the March stress peak. In the GCC specifically they remained elevated relative to pre-conflict levels. Capital within the GCC credit market was still moving up the quality stack, not deploying into risk at the pace the transaction data implied.
The bond market had not confirmed what the transaction data appeared to show.
That may change, and the conflict trajectory matters. A durable ceasefire changes the picture materially and quickly. But a ceasefire had not happened, and the bond market had not priced one in.
Call the bottom when the bond market calls it. Until then, the only question worth asking is which instruments are you reading, and where do they sit in the transmission chain.
There is a lot of noise right now. Urge caution before it becomes conviction.
