SPSK closed last week at $17.70.
That is below the March low. The six-month floor is confirmed broken on a weekly close. Three tests over that period: the week of March 23rd, which established the level. The week of July 27th, which was the first serious challenge and held. And last week, which did not.
The third test failed and it failed for a reason. On Tuesday, Iranian naval vessels and US warships exchanged fire inside the Strait of Hormuz. On Thursday, multiple drone strikes hit Saudi Arabia's East-West pipeline in the Riyadh and Madinah regions. The Saudi Ministry of Energy confirmed the closure on Friday. Both export pathways are now offline simultaneously and that has not happened before in this cycle.
WTI is above $103. Brent above $108. Murban at $122.
The market is not pricing a disruption, but it is pricing a supply architecture failure.
Oil above $103 will transmit into inflation. Some will read that as a hard asset bid. The demand side of that argument is missing. Conflict suppresses the buyer pool, displaces capital, and pauses the allocation decisions that make inflation-driven asset repricing durable. Inflation without demand velocity is a financing cost problem, not a wealth creation event.
The capital deployment mandate on UAE real estate has not changed. It remains do not deploy.
Six conditions must be met before that mandate is eligible for review. The first is bond market confirmation. SPSK reclaims structural support on sustained volume. The market's verdict does not reverse on a diplomatic announcement. The second is GCC credit spreads trending back toward pre-conflict levels, with rate of change confirming directional momentum rather than tactical relief. The entry window sits in the trajectory, not the destination. The third is a signed and honoured agreement including Israel, holding for a minimum of one quarter. Not a framework. A functioning cessation verified across ninety days.
The remaining three conditions are not published here.
None of the first three conditions have been met. The pipeline closure this week moved the third condition further away, not closer. The bond market and credit spreads confirmed that read on Friday.
There is a further consideration that sits beyond the six conditions entirely and it concerns the relationship between when the bond market bottoms and when that bottom transmits to real estate pricing. That gap is not fixed and it is not publicly modelled. And it is the difference between positioning early and positioning correctly.
The instruments tell you what is happening before the headlines catch up. SPSK breaking six months of support on the same week both Saudi export pathways closed is not coincidence. It is real-time transmission.
Patience is the mandate.
